Question 1: How long does the home-buying process usually take?

Most buyers complete the journey in about three months:

Planning: 10–14 days (can be compressed to 2–3 days)

Home hunting: 2 months (anywhere from 2 weeks to 3 months depending on inventory and clarity on needs)

Closing: 30–60 days (can extend to 120 days if you need to sell first)

Question 2: How should I price my home?

Price to today’s numbers, not to 2021–2022 peak memories. Use recent, nearby sales (last few weeks to couple of months), be honest about differences in condition/lot/renovations, and adjust quickly if the market gives you feedback (few showings or low saves = likely overpriced).

Question 3: Who’s on my real estate team—and who pays the buyer’s agent?

You’ll typically work with a real estate agent, mortgage broker, lawyer, home inspector, and sometimes a contractor. The buyer’s agent is usually paid by the seller via the listing brokerage (local practices can vary), so you get professional representation without an added out-of-pocket fee.

Question 4: How long will it take to sell my home right now?

Today’s market is slower and buyer-leaning, with more inventory and longer days on market. Expect roughly 3–8+ weeks depending on property type and price point; condos can take longer. Your pricing and presentation are the biggest levers to shorten time.
